Dubai: Arada unveils Inaura Downtown, a Dh1.7bn fitness-led tower on Burj Khalifa view corridor

DUBAIArada has introduced Inaura, a new fitness-led hospitality and branded residences concept, with the launch of its debut project, Inaura Downtown, in one of Dubai’s most prominent urban locations.

Sales at the Dh1.7bn development are set to begin by the end of January, marking the first rollout of a brand centred on kinetic wellness and movement-driven living. The project is positioned on a permanent Burj Khalifa view corridor at the edge of Downtown Dubai, offering uninterrupted vistas of the city’s most recognisable landmarks.

Inaura is built around the idea of integrating everyday wellbeing into city life through architecture, design and curated amenities. The concept focuses on movement, balance and rhythm, aiming to support residents and guests who view fitness and wellness as a natural part of their daily routine rather than a separate activity.

Inaura Downtown

Designed by Dutch architectural firm MVRDV, Inaura Downtown rises more than 200 metres and spans 42 floors, creating a distinctive presence on the Downtown skyline. Its defining feature is a dramatic central orb structure that houses social and dining spaces, offering 360-degree views across Burj Khalifa, Dubai Mall and Business Bay. The tower’s architectural language reflects a gradual transition from the energy of the city at street level to calmer, more private environments higher up, mirroring a journey from activity to recovery.

The building’s layout and form respond directly to its surroundings, with active public-facing spaces integrated into the lower levels and quieter residential zones as the tower ascends. This approach reinforces the project’s focus on kinetic wellness embedded within the fabric of the building rather than added as an afterthought.

Residences and hotel

Inaura Downtown combines a luxury hotel with 114 branded residences, offering a range of unit types designed for long-term liveability. The residential collection includes the Sky Penthouse, a triple-storey, six-bedroom home, two five-bedroom duplex Sky Villas, and apartments ranging from one to four bedrooms. Each residence features generous proportions, floor-to-ceiling glazing and clear separation between living, private and service areas.

Balconies are designed to maximise natural light and panoramic views across Downtown Dubai, while layouts prioritise comfort, functionality and adaptability. Residents have direct access to shared wellness, hospitality and lifestyle spaces within the tower, reinforcing the integrated nature of the concept.

The Inaura Hotel occupies the ten lower floors of the tower and is designed to cater to guests who prioritise fitness, recovery and connection as part of their stay. The hotel combines contemporary rooms and suites with seamless access to the tower’s wellness and social facilities, aligning hospitality with the project’s movement-led philosophy.

Focus on wellness

A core element of Inaura Downtown is its extensive range of wellness and lifestyle amenities. The development features a 3,000 sqm multi-level Formative gym and fitness centre, offering dedicated studios for yoga, boxing, Pilates and dance. Additional facilities include a fully equipped medical clinic and a holistic spa providing cryotherapy, hydrotherapy, immersive sound experiences and bath therapies.

Food and beverage offerings are distributed across the ground podium levels and within the signature orb, which will also host a Sky Lounge. The tower includes co-working spaces, meeting rooms, a cinema, library and a children’s play area, supporting both professional and family-oriented lifestyles within the same vertical community.

Prince Khaled bin Alwaleed bin Talal Al Saud, Executive Vice Chairman of Arada, said wellbeing today is defined by energy, movement and how people live day to day, adding that Inaura reflects a growing desire for homes and hotels that support momentum and connection to the surrounding environment.

Ahmed Alkhoshaibi, Group CEO of Arada, said the new brand brings together design, fitness and ritual to create spaces where energy flows through every element, noting that Inaura is intended to scale globally as demand grows for wellness-led urban living.

Situated at the edge of Downtown Dubai, Inaura Downtown benefits from direct connectivity to Dubai Mall, Business Bay, Dubai International Financial Centre and major transport routes. Its position on a permanent Burj Khalifa view corridor is a rare attribute within the district, enhancing both its residential appeal and long-term value.

The tower is LEED Gold precertified, reflecting a focus on sustainable design, long-term operational performance and wellbeing-oriented infrastructure. Inaura builds on Arada’s expanding portfolio of branded and wellness-led developments, following projects such as Armani Beach Residences at Palm Jumeirah, W Residences at Dubai Harbour and Akala, described as the world’s first precision wellness destination.
